## Description

Welcome to 8812 Middlebrook Drive, a beautifully remodeled Dorset Sommerset Attached Villa with a lake view and a quiet, private setting in Lexington Country Club. This 3-bedroom, 2-bath home offers 1,575 sq ft of easy Florida living, with luxury vinyl plank flooring throughout and tasteful décor that makes it feel like home the moment you walk in.

The large living area is furnished with new furniture and opens to the extended lanai. It has ceramic tile, acrylic sliders and its own air conditioning (two supply vents and a return were added), so it works as true extra living space you can enjoy year-round. Morning coffee or evenings overlooking the lake, it’s comfortable either way.

The kitchen has crisp white cabinetry, stainless steel appliances and a pantry. The primary suite is a true retreat, with attractive window treatments and a large walk-in closet. Its remodeled bath has an oversized tile-surround shower, dual vanity sinks and a comfort-height toilet. The guest bath has a shower/tub combo for family and visitors.

The home is completely remodeled, and the AC and water heater were both replaced in 2018.

Life at Lexington Country Club is the real bonus. This is a "pay as you play" home with a beautifully maintained gated community that has 24-hour security, lush landscaping and an 18-hole championship golf course winding through the neighborhoods. Lexington sits just minutes from the beaches of Sanibel and Fort Myers Beach, with shopping, dining, HealthPark Medical Center and RSW Airport close by. It’s the Southwest Florida lifestyle at its best.
